This is beginning to become the story of my life - Home Inspection


My2Beauties wrote: So, of course something goes wrong with this house too. On Friday the home inspector gets there at 10:00 am with my agent, she let him in. I was supposed to meet them at noon to sign off on his findings and pay the fee. At 10:15 they were already calling my cell phone. So I thought why is my agent calling me, either he hasn't shown up or something is going on. So I pick up my phone and sure enough, he hasn't been there 15 minutes and has found bad news already. The basement has poured concrete blocks on the back wall instead of poured concrete, those blocks are known for being very porous and that wall had actually recently leaked within the past few weeks. So the basement needs waterproofing - great. I'm on the phone with my agent for 10 minutes outweighing the pros vs. the cons of going forth with the contract and getting it water-proofed ourselves or asking the seller to do it, which we highly doubted he would because he's already losing money on the house anyways at the price we got it for, he made a bad investment move on this house, paid way too much for it and put way too much money into it "supposedly!" So while we're on the phone doing this, the inspector is still doing his thing and I hear him come up to her and say there is no way I can sign off on an inspection saying this house is liveable, and she goes why what now?? He gets on the phone with me and he says the entire house has aluminum wiring which is very old wiring. That isn't the main problem though, except for it would eventually need to be updated, the problem is that whenever other electricity is run off of aluminum wiring, the new wiring used needs to be compatible with the aluminum, you shouldn't use copper and there was one other metal he mentioned. Anyways, the wiring used to run electricity to the shed and other outlets throughout the house weren't compatible with the aluminum and the house was basically a huge fire hazard. After further inspection he also said that the electricity run from the house to the shed outback was supposed to be at a minimum of 18 inches under the ground and it wasn't even a foot under the ground dry.gif as well as there were wires on the outside of the house that had been run that were not properly enclosed in anything, they were just there I guess ohmy.gif > He said once my insurance company sent an inspector out to this house that they would probably not even insure it with the faulty wiring dry.gif So we're basically SOL again. We can only ask the seller to perform the obvious repairs, but his agent says he highly doubts he'll spend that much money, we're talking probably $5000 minimum worth of repairs. If he says he's already losing money he's not going to want to put anymore into it. The sad thing is is that my agent said lots of people without FHA loans will purchase a house without a home inspection and that this guy probably can get away with it, unless that person's home insurance company comes out and inspects it. The thing that really sucks is that I got a call today from the termite company and they went out there Friday right after the inspector left and did their thing, so now I have to pay them $30 for the inspection - that stinks because now we aren't even going to get the house, I totally forgot to call and cancel the stupid inspection. growl.gif My fault, but nonetheless that P's me off as well. The inspector was so nice he did not charge us a dime, because total he was there for 30 minutes. He said our agent gets him so much business and he knows we'll come to him for our next one and we went to him on our last one before we were going to close on that other house, that he basically said forget about it, that was very nice of him! So back to the drawing board for us I guess. I'm so tired of looking at homes. I feel as if we're never going to find anything, our agent was just like you poor guys I have never had this much trouble trying to get someone into a home. I mean it's been one thing after another after another. We are going to look at 2 more homes tomorrow night. But I'm not getting my hopes up that we'll like either one of them, the pics are nice, but I've learned my lesson there too. Maybe there is just something out there for us and we haven't found it yet and it's waiting for the perfect time to grab our attention. I don't know but I'm just so not looking forward to starting over again! bawling.gif

mckayleesmom replied: Im sorry leaAnn, but at least you found this house was dangerous before you moved in and could have had something bad happen. The inspector obviously has your best interest and the interest of your family at heart. Don't worry, you will find the house that is right and safe for your family. This guy that owns the house sounds shady and out to make a buck at someone else's expense....What a jerk!.

luvmykids replied: I know it sounds horrible but that FHA is a blessing in disguise, like your agent says, he can sell that to someone with lower loan standards and then they will be stuck with all that mess. hug.gif hug.gif hug.gif

I'm sorry this has happened. Stinks! Have you re-evaluated your plans as far as what you are looking for in a house. I don't know anything about FHA loans and all the provisions, are they high risk loans or something? What about spending less than your budget and getting a fixer upper? Sounds like maybe you are looking at houses right at your limit and they are fixer uppers and that is why you are not having any luck. dunno.gif

redchief replied: Sorry LeaAnn, but the home inspector is right... Aluminum wiring in a house is a fire hazard. You don't need that with little kids. I know something right will come along.

Kaitlin'smom replied: I am so sorry LeaAnn, but be thankful the home inspector was honest and did not overlook anything. I mean what if you had closed and your insurance comany came out ( the one I work for send out an inspector to ALL homes we are to insure) and said we wont insure it unless you fix all this stuff and normally you get 45 days to complete it. Really its better you found out now.

I am not sure your criteria but maybe you need to re-look at it, and decided what you really want right now.

coasterqueen replied: LeaAnn, I know how badly you want to be in a home, but is there a way that you can wait til you don't need a FHA loan to get a house. Sounds like there are a lot of stipulations/holding you back with this type of loan. Like I said earlier, I know nothing about those types of loans though. blush.gif

No there aren't a lot of stipulations, the only thing FHA ensures is that there is no lead paint, no broken windows, no staircases without handrails, and no broken flooring. FHA can approve a fixer-upper as long as the above is intact. We just don't want a fixer upper, we don't have the cash flow to put that kind of money into a house right now, we just want something we can move right in. The houses we are looking at, I mean some have been fixer uppers but for the most part they just aren't what we are looking for, they didn't wow us. We've seen some that are beautiful but we may not like the yard or the houses that surround it etc.. so we're just trying to be careful and get exactly what we want. Our price range has some gorgeous homes in it, and some not so gorgeous, but it's definitely not a real fixer-upper range unless it's a high dollar neighborhood and it's a house that needs a lot of work, now that could be possible, but we're not looking in any real high dollar neighborhoods (I mean like $300-400,000 homes). FHA just requires you to get a home inspection and a termite inspection, FHA would have approved the loan with those types of problems, they woudln't have cared about that, it was us that doesn't want to get into the house with all those electrical problems. FHA isn't for bad credit or anything, it's just a First TIme Homebuyer's Loan, we could get a conventional loan probably but it would have a higher interest rate just because this is our first home and we're higher risk because of that reason. My credit score isn't "the best" but it's skyrocketed since I've paid all my bills off and has jumped up at least 40-50 points since last year. Brian's is really good. They just want to get us the best interest rate possible for first-timers and FHA is the best one right now. We don't have 800 credit scores or we could probably get a conventional with a lower interest rate. It's not really the loan, it's just the actual houses. I mean this house was really nice and gorgeous throughout, it just had crappy wiring! dry.gif The first house we looked at was gorgeous, but the seller (and us) just didn't understand the terms of the 3% down payment program we were using through FHA and when we started really thinking about it being in a flood plain and what not, we said well forget it, we'll let it go and find something else. I have two more homes to look at tonight, but I'm not getting my hopes up. Thanks everyone for your support and hug.gif I appreciate them!

Yes that is why - FHA doesn't do construction loans. It's a good loan to have, they require the homeowner to have an inspection done, now whether or not you choose to have the things fixed they find in the inspection is your call. If the seller refuses to fix the items the inspector finds, then this voids the contract, which is what happened to us. It's just a hassle when it comes to the 3% downpayment assistance programs they have. They're a pain in the butt!
