Well the bedrooms weren't bad but the livingroom, family room and kitchen were in need of much TLC. They made the kitchen look huge and updated by the pics, it was small and very very outdated, every closet door in the entire house was scratched up and old and hardly opened, they all needed to be replaced, there was paneling not only on the half wall in the dining room but into the family room as well, not a fan of that and the carpet needed some help as well as the linoleum in the kitchen just needed to be replaced. The deck in the backyard was dry rotted in parts and the lattice on the deck, one part of it looked like a person had fell through it, one of the steps was coming unattached from the deck itself, very dangerous! So it needed a lot of work to say the least for what they were asking. Back to the drawing board. Tomorrow night we're going to look at approximately 6-7 more houses in another area, hopefully we have some luck This is getting old!

My2Beauties replied: No neither one of them or the other 4 I looked at. None of them were very nice. I mean some had potential but they are asking way too much for a house that needs work.

Have you re-evaluated your list of 'priorities' when looking for a house to see if you are looking at price ranges that don't fit not only your budget but your expectations? I ask that only because in certain price ranges you are going to find that they may need a LOT of work to get a house for that price. To you the asking price might seem high, but when you start looking at newer updated houses, the ones you may be looking at aren't as expensive as they seem. KWIM?
I know my girlfriend ran into that when looking for a house. She wanted a house in a certain price range and was frustrated when all she found were fixer-uppers. I sat down with her an helped her re-evaluate her list and we realized she was wanting WAY too much for the price range she was after. Once we re-did some things she found a BEAUTIFUL house a bit more in price, a lot less fixing up to do. Also she was just wanting way too much out of a home in general for the price range she was looking at.

My2Beauties replied: We are right in that price range where it seems like you get some homes that are just gorgeous, but then they don't have the yard we want and some homes that are just mediocre and they're not really gross or fixer-uppers it's just not what we want. I've thought about that though, it seems like if we possibly moved up even $10k on our price range we might find something way nicer. I don't know, if I don't find anything by this weekend, after looking tomorrow night and Saturday afternoon, Brian and I are going to have to sit down and re-evaluate a lot of things.
coasterqueen replied: Yeah, unfortunately from what I've gathered from friends it's always a trade-off. You have to give up one thing to get another...well unless you are willing to pay the price for all of it.

Maddie&EthansMom replied: I'm so sorry, LeaAnn. I know where you are at. We actually bought a fixer upper and it's something I regret more than anything. Like Karen said, if we would have re-evaluated and done some more searching and compromise, we could have gotten a newer home and not have this headache (5 years later ) It's one problem after another.
So make sure what you're buying is exactly what you want. Everyone kept telling me "Oh that can be changed, it's all cosmetic..the house is fine" It's costing us so much more in the long run than if we would have just built a darn house.
BTW, do you have any new communities going up? Have you checked into building a home? I'm just North of Dallas and there are thousands of new homes going up right now. It's cheaper to build here (which sucks when trying to sell your home ) Anyway, you might check into some of the homebuilders around there.
My2Beauties replied: Yes actually there are tons of new houses going up around here too. I looked into Taylor Homes which are the nicest ones I've found so far but then I'd feel awful because we can't use our agent when getting a home built can we?? Then she's spent all of 2-3 months helping us hunt and won't get a dime, it's Brian's cousin Karen so I'd feel awful if I did that to her. I feel sort of stuck right now.
coasterqueen replied: I'd just tell her like it is. If you are going to make a montly mortgage payment buy what you want! Her feelings might be hurt, but she has to understand IMO.

My2Beauties replied: Well Aimee you actually got my mind working. I called Taylor Homes and they said actually that agents make a huge commission off bringing a buyer there, HOWEVER the big but...you have to buy and own land before you can have a house built by them, they don't buy up their own land and build houses on it like some other builders I'm familiar with. So I called my lender and he said first of all with a land loan you have to have 20% down (which we woudln't have) then he said FHA will not touch pre-construction loans and he said that we may not be approved for that type of loan (a pre-construction) I honestly do not see why we can only go with FHA because they are beginning to be a PITA.

CantWait replied: Sorry to hear things on the house hunting side aren't working out. IMHO cousin or no cousin, if she keeps bringing to houses that need that much work when she knows that's not what you're looking for, then she's not doing her job, and she's doing nothing but wasting both hers and your time.
